Implementación del proceso de pre-instalación, en proyectos de renovación del transporte vertical en una empresa comercializadora de ascensores

Abstract

RESUMEN En la presente investigación se evaluara la “IMPLEMENTACIÓN DEL PROCESO DE PRE-ISNTALACIÓN, EN PROYECTOS DE RENOVACIÓN EN ASCENSORES EN UNA EMPRESA COMERCIALIZADORA DE ASCENSORES.”, cuyo objetivo será implementar el proceso de Pre-Instalación a fin de reducir los plazos de entrega del proyecto y obtener la mayor rentabilidad en el desarrollo de la renovación de los ascensores”. La realidad del proceso de cambio de ascensores en edificaciones operativas tiene una problemática de suma importancia que afecta la operación de la empresa, en la cual ella y el cliente son afectados por no tener la planificación y el proceso de labores adecuados que se necesita para desarrollar este tipo de proyectos. Se estima que la desviación de los gastos debido a la problemática en la empresa es alrededor del 8% de la utilidad del proyecto, y los gastos para el cliente son muy costosos y a veces muy graves. En la actualidad, la mayoría de las ciudades con edificios de 3 plantas o más disponen de un ascensor para el transporte vertical de las personas, ya que se considera necesario el uso de estos para la construcción de edificios de gran altura. Todos los ascensores, pasados unos años de funcionamiento, requieren una modernización de la mayoría de sus elementos. Esta modernización es necesaria ya que muchos de sus elementos llegan al final de su vida útil o simplemente conviene su sustitución por otros elementos con mayor vida de funcionamiento y que ofrezcan mejores prestaciones que los existentes. La modernización de los ascensores es uno de las principales de líneas de negocio de la compañía que opera en este sector y es una de las compañías de las cuales se factura mayor cantidad de dinero junto con el mantenimiento de los ascensores. El proyecto está basado en la sustitución de una instalación de ascensores ya existente en un edificio de oficinas de gran altura y donde operan distintas compañías. El número de ascensores, así como las plantas a la que dan servicio, viene dada por la Propiedad del edificio. Esta Propiedad, antes de conceder este proyecto a una compañía, encarga a una consultoría de ascensores un estudio previo para que determinen las principales características de las que ha de disponer la instalación y realicen un pliego de las especificaciones técnicas que ha de cumplir. The modernization of the elevators is one of the main lines of business of our company that operates in this sector and is one of the companies from which it is invoiced more money along with the maintenance of the elevators. The project is based on the replacement of an elevator installation already exists in a high-rise office building and where different companies operate. The number of elevators, as well as the plants in which they give the service, is given by the property of the building.
